Where the numbers come from
Dubai Land Department sale transactions and Ejari rent contracts, via DXBData.io.
How net yield is worked out
Rent less 5% vacancy, service charges and 0.5% upkeep, divided by the price plus 6.6% buying costs. Gross yield is rent divided by price. Prices per sqft are DLD per-m² medians divided by 10.764.
About district names
DLD reports by official district, such as Al Thanyah Fifth. A popular community name is shown only where the match is well established. A district can contain several communities. Abu Dhabi is not covered.

How to read a median
Each point is the median price per sqft of homes sold, so it moves with the mix of what sold as well as with prices. A month of mostly new launches or mostly older stock can swing the line. The 1-year and 3-year figures compare whole 12-month periods to smooth that out.
What the change figures cover
Monthly history runs five years for communities and ten for Dubai as a whole; yearly figures go back to 2010. Communities with too few sales in a period show a dash rather than a number.

Where the new homes are
Homes due in the next two years against homes sold in the past year. The higher the multiple, the more new supply the area has to absorb, which can hold back prices and rents when it lands.

How late and behind are worked out
Past planned date: still under construction after the completion date in the DLD register. Behind pace: more than half the time between start and planned completion has passed, and construction is at least 35 points behind a straight-line timeline. Developers can revise dates, so a rescheduled project may not show as late.
Before you pay a deposit
Check the project in DLD's Dubai REST app, pay only into the escrow account listed in the RERA register, and make sure the sale is registered on Oqood within 30 days of signing. This is information, not financial or legal advice.
Find districts that fit your budget
Tell PropTrack what the home is for. Districts where a typical home fits your budget are ranked by what you'd earn renting it out, or by how buying compares with renting if you'll live there.
Districts that fit
Assumes a 3.99% rate fixed for 3 years then 5.30%, a 25-year term, the smallest deposit allowed for your situation, 5% vacancy, 0.5% upkeep, rents rising 4% and prices 3% a year, and 5% a year earned on cash not put into the home. Change these in Buy or rent.
Check an asking price
Enter what a listing is asking, from Bayut, Property Finder or an agent. PropTrack compares it with what homes actually sold for according to DLD: in the same building where it can, then the same community and bedroom count, then the district.
Buy or rent, and what the mortgage costs
Pick a district to start from its DLD median price and rent, or enter your own. Loan limits follow UAE Central Bank rules; every other assumption is yours to change.

Buying against renting
Buying: what the home would sell for, minus the loan still owed and 2.1% selling costs, plus anything saved in months when owning cost less than renting. Renting: the deposit and fees you didn't spend, plus the monthly difference, invested at your return. Individuals pay no capital gains tax in the UAE.
Loan limits
UAE Central Bank caps: residents can borrow up to 80% on a first home up to AED 5M (70% above) and 60% on further homes; UAE nationals 85%, 75% and 65%; off-plan 50% for everyone. Non-residents typically get up to 50%. Longest term 25 years. Banks also cap all loan repayments at half of salary.
Rates and fees
The default rate is a typical 3-year fix (3.99% in October 2026), moving to 3-month EIBOR plus a margin. Fees: DLD 4% plus AED 270; trustee AED 2,000 or 4,000 plus VAT; agent 2% plus VAT; mortgage registration 0.25% plus AED 290; bank fee 1% plus VAT; valuation about AED 3,000 plus VAT.
Not included
Mortgage life insurance, home insurance, the municipality housing fee, furnishing, DEWA deposits and early-settlement fees. Rates are indicative, so confirm with your bank. This is information, not financial advice.
Yearly let or holiday let?

Holiday-let rules
A Dubai holiday home needs a Department of Economy and Tourism (DET) permit for each unit: about AED 370 a year for a studio or 1-bedroom, AED 670 for 2 bedrooms and AED 970 for 3, plus AED 1,840 once to register and inspect. You can manage up to eight homes yourself. Check that your building allows holiday homes, and get the landlord's permission if you rent the home yourself.
Charged to guests
Guests pay the Tourism Dirham (AED 10 a night per bedroom, AED 15 for deluxe homes) and usually the cleaning fee, so neither is counted as your cost. If holiday-let income passes AED 375,000 in 12 months, you must register for 5% VAT.
Where the numbers come from
Yearly rents and prices: DLD sales and Ejari contracts, past 12 months. Holiday-let nightly rates and nights booked: AirROI estimates from comparable Airbnb listings near the area, past 12 months. Estimates, not DLD records; a well-run, well-placed home can do better or worse. Information, not financial advice.
